BACKGROUND:
On January 27, 2017, the City of Naperville Department of Public Works - Public Building Operations (DPW) awarded contract 17-035 to Tremco Weatherproofing Technology Inc. (Tremco) to conduct roof inspections at 57 municipal facilities for the. Tremco completed the assessment and provided DPW with a report that allowed staff to develop an aggressive maintenance plan to extend the life of roofs in acceptable condition and replace roofs nearing critical condition.

DISCUSSION:
The Tremco assessment confirmed that the roofs at Fire Stations 3 and 9 require replacement. The roof on Fire Station 3 was originally constructed in 1983 and renovated in 2008 with a life expectancy of 15 years. Work to be completed includes the renovation of the single-ply flat roof sections and the removal and replacement of the shingled roof sections. The project also includes the replacement of ice and water shields and flashing.

The roof on Fire Station 9 was originally constructed in 2006 with a life expectancy of 15-20 years. The work includes the removal and replacement of the existing shingled roof, replacement of any rotting and delaminated sheeting, as well as the installation of ice and water shields, flashing and additional ridge and pod vents. This work will prolong the life of the new roofing materials and dissipate the heat buildup noted inside the building.

Staff has identified an approved cooperative contract, Omnia Partners Cooperative Contract #R180903-IL-30519 through Tremco/Weatherproofing Inc., for the procurement of the roof replacement delivery.
