Official notice for the public hearing for PZC 18-1-022 was published in the Daily Herald on December 2, 2019.

BACKGROUND:
The subject property is located at the northwest corner of 119th Street and Book Road, with common street addresses of 23450 and 23700 W 119th Street, located in unincorporated Will County. The property is approximately 110 acres and is generally used as sporting fields with a handful of auxiliary structures. The subject property is surrounded by a residential neighborhood and Riverview Farmstead Preserve to the north; Book Road and Riverview Farmstead Preserve, including the DuPage River, to the east; 119st Street, Riverview Farmstead Preserve, a residential neighborhood, and agricultural property to the south; and a lawncare business to the west.

Case History
Polo Club was most recently heard at the February 6, 2019 PZC meeting. 19 members of the public spoke, 18 spoke in opposition raising concerns with the potential traffic impact and overall density. Following public comment, the PZC moved to close the public hearing and made the following motions: motion to deny the request to rezone the property to R3A (tie 4,4), motion to deny the request to for a conditional use to establish the preliminary PUD (tie 4,4). The meeting minutes of the February 6, 2019 PZC meeting have been included as an attachment.

Following conclusion of the public hearing, the petitioner did not move forward with the request to the City Council and decided to make revisions to the request based upon feedback received at the meeting.
