BACKGROUND:

The Subject Property is located at the southwest corner of 95th Street and 248th Avenue, and is approximately 32.9 acres.  On February 21, 2017, City Council approved requests by Pulte Home Company to authorize the Annexation Agreement for Ashwood Crossing, annex and rezone the subject property to R2 (Single-family and Low Density Multiple-family Residence District) upon annexation, vacate a portion of Wolf’s Crossing Road right-of-way, approve deviations to Municipal Code Section 7-3-5 and a Preliminary Plat of Subdivision, and approve a variance to Municipal Code Section 6-6C-7 to allow interior side yard setbacks of 5’ for Lots 1-61 of the Ashwood Crossing Subdivision, in order to develop the property with 103 age-restricted homes.

 

DISCUSSION:

Ordinance 17-021 approved a Preliminary Plat of Subdivision for Ashwood Crossing.  The petitioner, Pulte Home Company, is now seeking approval of the Final Plat of Subdivision of Ashwood Crossing, which subdivides the property into 82 buildable lots, in order to develop the property with 61 single-family homes and 42 duplex homes in 21 buildings, for a total of 103 age-restricted homes.  The proposed Final Subdivision Plat substantially conforms to the Preliminary Plat of Subdivision for Ashwood Crossing.  An Owner’s Acknowledgement & Acceptance Agreement has been referenced within the ordinance approving the Final Plat of Subdivision.
