Planning and Zoning Commission review is not required for this request. The petitioner provided the required notice (mailed written notice; sign posted on the property) in accordance with Section 6-3-5 (Procedures for Processing Petitions) of the Naperville Municipal Code.
BACKGROUND:
The Iroquois Shopping Center property consists of a 12.2-acre site located near the intersection of East Ogden Avenue and Iroquois Avenue and has a common address of 1163 E. Ogden Avenue. The property is zoned B3 (General Commercial District) with a Planned Unit Development (PUD) and is improved with two, 1-story multi-tenant buildings (the larger Building "A" along the west and north side of the property, and the smaller commercial building, Building "B") as well as a Chick-fil-A drive through restaurant and 571 surface parking spaces. The property at the northwest corner of East Ogden Avenue and Iroquois Avenue (Fifth Third Bank) and the property just to the north (currently Happy Lamb Hot Pot) are not part of the Iroquois Center PUD.
The City Council approved the Preliminary PUD Plat for Iroquois Center on October 5, 1981, with Ordinance 81-119 and the Final PUD Plat on July 6, 1982, with Ordinance 82-069. There have been several amendments to the Iroquois Center PUD since this time and a summary of City Council action previously taken for the subject property is outlined in the table below.
