ENTITLEMENTS REQUESTED:
1. Revocation of the Heritage Square PUD;
2. Preliminary Plat of Subdivision;
3. A conditional use pursuant to Section 6-7B-3:7 for a PUD in the B2 zoning district and a Preliminary PUD Plat;
4. Deviation to Section 6-9-3 (Schedule of Off-Street Parking Requirements) to reduce the required parking from 3,796 parking spaces to 3,358 parking spaces;
5. Deviation to Section 6-14-4:3.2.5 (Performance Standards) to increase the height of light poles from 25 feet to 30 feet in limited areas of the development;
6. Deviation to Section 6-9-6:2.2 (Drive Through Stacking Lanes) to eliminate the required drive-through bypass lane for building L on the preliminary PUD plat;
7. Multiple deviations to Section 6-16-5 (Signs on Commercial and Institutional Property) for a development identification sign and two monument signs; and
8. Deviation to Section 1.3.2 of the Design Manual for Public Improvements to modify the required parking lot design (City Council review only).

Official notice for the public hearing for PZC 22-1-038 was published in the Naperville Sun on Sunday, January 29, 2023.

BACKGROUND:
The Heritage Square PUD is zoned B2 (Community Shopping Center District) and consists of approximately 16 acres at the northeast corner of Route 59 and Aurora Avenue. It is currently improved with four commercial buildings, parking and stormwater detention facilities. The buildings include approximately 212,000 sq. ft. of leasable area, but the petitioner has indicated that only about 36,000 sq. ft. are currently occupied.
