BACKGROUND:

The Subject Property is located on the east side of Naperville/Wheaton Road, south of Ogden Avenue, and is approximately 45,466 square feet.  On February 5, 2019, City Council approved requests by Naperville Wheaton LLC to authorize the Annexation Agreement for Leigh Subdivision, annex and rezone the subject property to R3A (Medium Density Multiple-family Residence District) upon annexation, and a Preliminary Plat of Subdivision, in order to develop the property with 4 single family detached homes.

DISCUSSION:

Ordinance 19-019 approved a Preliminary Plat of Subdivision for Leigh Subdivision.  The petitioner, Naperville Wheaton LLC, is now seeking approval of the Final Plat of Subdivision for Leigh Subdivision, which subdivides the property into 4 buildable lots in order to develop the property with 4 single family detached homes.  The proposed Final Subdivision Plat substantially conforms to the Preliminary Plat of Subdivision for Leigh Subdivision.  An Owner’s Acknowledgement & Acceptance Agreement has been referenced within the ordinance approving the Final Plat of Subdivision. Staff recommends approval of the Final Plat of Subdivision for Leigh Subdivision.
