BOARD/COMMISSION REVIEW:
The Planning and Zoning Commission considered this matter on May 3, 2017 and voted to recommend approval of the request (Approved 7-0). Staff concurs.

BACKGROUND:
The subject property consists of 9.58 acres and is generally located at the southeast corner of Fort Hill Drive and Jefferson Avenue, within the Centerpoint Business Park. It is currently vacant and zoned B3 (General Commercial District). The Northwest Sector Plan (1996) identifies the future use of the property as "Manufacturing/Transportation". The proposed rezoning to I (Industrial District) is compatible with this designation.

DISCUSSION:
Rezoning Request
The petitioner is requesting approval to rezone the subject property from B3 (General Commercial District) to I (Industrial District) to allow for the development of a multi-tenant light industrial building. The properties immediately north, west and east of the subject property are also zoned I, and the property immediately south is zoned B3 (General Commercial District). The subject property meets I district's minimum lot width and area requirements identified in the Naperville Municipal Code.

Staff finds the proposed I (Industrial) zoning designation for the subject property to be consistent with the surrounding properties as well as the Northwest Sector Plan (1996), and notes that it will not alter the essential character of the Centerpoint Business Park. Consequently, staff supports the petitioner's request for rezoning.
