Planning and Zoning Commission review is not required for this request. The petitioner provided the required notice in accordance with Section 6-3-5 (Procedures for Processing Petitions) of the Naperville Municipal Code.
BACKGROUND:
The subject property is approximately 27-acres and is located on the east side of Route 59, north of Ogden Avenue and has a common address of 796 S. Route 59. The property is a single-story standalone building currently occupied by a restaurant (Entourage) located within the greater Fox River Commons Shopping Center, which is currently zoned B2 (Community Shopping Center District) Planned Unit Development (PUD). Fox River Commons is a large, mixed-use commercial development and includes a variety of retail and service businesses.
On May 1, 1989, the City Council passed Ordinance 89-078, which approved a Final Plat of Planned Unit Development for Fox River Commons.
At this time, the petitioner requests approval of a minor change to the Fox River Commons PUD to accommodate an approximately 1,471 square-foot addition.
DISCUSSION:
Minor Change to the Fox River Commons Planned Unit Development
The petitioner, with approval from the property owner, requests approval of a Minor Change to the Fox River Commons PUD to construct a four-seasons addition per Section 6-4-6:2 of the Naperville Municipal Code.
The proposed building is consistent with the Fox River Commons PUD and does not require any PUD deviations. Therefore, the proposal requires approval of a minor change to the existing PUD to establish controlling documents for the building addition.
