Official notice for the public hearing for DEV-0014-2025 was published in the Naperville Sun on February 16, 2025.

BACKGROUND:
The petitioner and property owner, Kevin Doyle, has submitted a petition to request a variance for the property generally located at the southwest corner of the N West Street and Burning Tree Lane intersection. The subject property's front yard is located along Burning Tree Lane and the corner side yard is along N West Street. It is approximately 10,302 square feet and is zoned R1A Low Density Single-Family Residence District. The property is improved with a single-family residence with an attached garage. The principal structure is currently non-conforming as it is located 19.8 feet from the east property line, encroaching into the R1A zoning district's required corner side yard of 30 feet.

DISCUSSION:
The scope of work proposed includes an addition to the home that will expand the building footprint and increase the gross floor area of the home. The existing two-story residence is non-conforming as it is located within the required corner side yard setback in the R1A District.
