BACKGROUND:
On January 27, 2017, the Department of Public Works (DPW) awarded contract 17-035 to Weatherproofing Technology, Inc. (Tremco) to conduct roof inspections at 57 municipal facilities. Tremco completed the inspections and provided DPW with a report that allowed staff to develop an aggressive maintenance plan to extend the life of roofs in acceptable condition and replace roofs nearing critical condition.
The assessment conducted by Tremco confirmed that the compost pole barn's 15,660 square foot roof requires restoration. The building was constructed in 1990, and the original metal roof had life expectancy of 30 to 40 years.
DISCUSSION:
This restoration project will include reinforcing all seams, replacing all missing and deteriorated fasteners and gaskets, and resealing and coating the roof. This will give the roof another 25 plus years of life.
Additional work includes the replacement of 132 wood purlins. These are horizontal wooden beams that are used to structurally support the roof. During the pre-proposal meeting, the contractor noted the damage to the metal roof sections and purlins was likely caused by the recent tornadic wind events that occurred in the City's southside.
Staff has identified an approved cooperative contract, OMNIA Partners Cooperative Contract #PW1925 through Garland/DBS Inc., for the procurement of the roof restoration services.
The term of this contract is from the date of award through the completion date of December 31, 2024.
