ENTITLEMENTS REQUESTED:
1. A Conditional Use pursuant to Section 6-7F-3 to permit an eight (8) unit single-family attached dwelling development in the Office, Commercial and Institutional (OCI) District;
2. A variance to the area requirements pursuant to Section 6-7F-5:1 to permit one unit per 2,723 SQFT in lieu of the required one unit per 4,000 SQFT;
3. A variance to the perimeter landscaping requirements for parking lots pursuant to Section 5-10-3:5.2.1 to permit a reduction in the landscape area adjacent to the drive aisle from 5 feet to 3 feet;
4. A variance to the landscape requirements for parking lots abutting residential property pursuant to Section 5-10-3:5.2.4.1 so that a solid fence does not have to be installed along the west property line;
5. A variance to the parking facility location requirements pursuant to Section 6-9-2:4.3.1 in order to permit guest parking spaces in the front setback.

BACKGROUND:
The subject property is approximately half an acre and is located on the north side of Aurora Avenue east of the intersection of Eagle Street and Aurora Avenue. The property is zoned OCI (Office, Commercial and Institutional District) and is currently improved with a commercial building that was most recently used as a vet clinic. The Petitioner proposes redeveloping the property with eight (8) townhomes.
