ENTITLEMENTS REQUESTED:
1. A Major Change to the Springbrook Square Planned Unit Development.
2. A Preliminary/Final Planned Unit Development Plat for Lot 10 of the Springbrook Square Planned Unit Development.

BOARD/COMMISSION REVIEW:
The Planning and Zoning Commission (PZC) considered DEV-0016-2025 at the April 16, 2025 meeting and voted to recommend approval of the request (approved 6-0). Staff concurs.

BACKGROUND:
The subject property is located on the east side of Springbrook Square Drive between 83rd Street and Route 59. It is zoned B2 PUD and is currently unimproved. The petitioner is seeking to construct an approximately 12,700 square foot building to be utilized as a health spa and restaurant establishment. The subject property constitutes Lot 10 within the Springbrook Square PUD which has a designated land use of Office/ Mixed Use per the approved Preliminary/Final PUD Plat approved through Ordinance 06-132.

DISCUSSION:
The petitioner requests approval of a major change to the Springbrook Square Planned Unit Development per Section 6-4-6:1 of the Naperville Municipal Code. A major change to the PUD is necessary due to the requested use of land that is not in conformance with the land use designated by the approved final PUD plat. The petitioner has also submitted a Preliminary/Final Planned Unit Development Plat for Lot 10 of the Springbrook Square PUD to reflect the updated development of the subject property.
