ENTITLEMENTS REQUESTED:
A petition for approval of three variances in order to modify an existing detached garage:
1. A variance to Section 6-2-10:2 and Section 6-6C-7:1 to permit an addition to an existing detached garage which encroaches into the 15' corner side yard setback; and
2. A variance to Section 6-2-10:5 to permit a detached garage which exceeds the maximum 25% lot coverage permitted for detached accessory structures in the required rear yard setback; and
3. A variance to Section 6-2-10:3 to permit a detached garage which exceeds the maximum permitted height of 18' for detached accessory structures.

Official notice for the public hearing for PZC 21-1-031 was published in the Daily Herald on April 19, 2021.
BACKGROUND:
The property is located at the southwest corner of Spring Avenue and Ewing Street and is zoned R2 (Single Family and Low Density Multiple Family Residence District). The property is approximately 8,703 square feet and is improved with a single-family residence and detached garage.
DISCUSSION:
The petitioner, Mark Jahnke, on behalf of the owners Mark and Kimberly Jahnke, has submitted a petition for approval of variances in order to modify the existing detached garage. The existing three car detached garage is located near the rear of the property and is approximately 700 square feet in size (31.80' by 22') and approximately 15'-6" tall. The petitioner wishes to increase the height and add an addition to the existing detached garage in order to create a garage that is 1,253 square feet in size (34.80' by 36') and 25'-10" in height.
