BACKGROUND:
The Department of Public Works - Public Building Operation (DPW-PBO) is responsible for the maintenance and operation of the Carrier brand chiller and air handling units associated with the heating and cooling systems at the Police Department.

Per the American Society of Heating, Refrigeration and Air-Conditioning Engineers, chillers and air handling units have a life expectancy of 25 years. The system at the Police Department is approaching 34 years old. However, through prescribed maintenance and a phased approach to replace system components, the City has and can continue to prolong the life of the equipment, maximize energy savings, increase comfort, and lower operating costs.

DISCUSSION:
In May 2023, Pure Air Control Services, a division of Weatherproofing Technologies, Inc., provided an inspection of the air handling units at the Police Department and Municipal Center and developed a five-year plan for maintenance and replacement. Guided by the inspection data and service history, DPW-PBO recommends replacing air handler unit 1 (AHU 1) at the Police Department. If not replaced, the deterioration of the condensation pan and insulation may negatively impact the indoor air quality.

This project will include the disconnection of the air intake, sheet metal duct connectors, existing chilled water coil pipe, and power and control wiring. The existing AHU will be broken down and removed. The new unit will be brought into the building through the outside air intake and assembled in place.
