BACKGROUND:
Water Utilities staff in conjunction with Public Works staff solicited the services of Garland/DBS Inc., vendor with a U.S. Communities cooperative contract to assess the condition of all roofs and building envelopes at the Springbrook Water Reclamation Center. With the assistance of Garland, staff was able to develop a maintenance plan moving forward to extend the life of the roofs in acceptable condition and replace roofs nearing critical condition.
DISCUSSION:
The roofing and envelope assessment determined that five roofs and one envelope on four buildings at the Springbrook Water Reclamation Center need immediate maintenance. Three roofs, totaling 14,800 square feet need various repairs and two roofs, totaling 1,305 square feet require complete replacement. Each roof has exceeded the expected life span of 20-25 years. In addition to the roof repairs, the Screening Building requires envelope crack repairs and coating.

3712 Plainfield/Naperville Road - Springbrook Administration Building
3744 Plainfield/Naperville Road - Chlorination Building
Roofing repair and replacement services are available on the US Communities Government Cooperative, through The Garland Company as Contract #14-5903.

Roofing and building envelope repairs are expensed to the capital infrastructure account below. A total of $175,000 is budgeted for WWU41 - Facility Replacements (Non-Treatment).
