BACKGROUND:

Naper Settlement identified a multi-year exterior maintenance restoration project to support exterior infrastructure preservation repairs at the historic Martin Mitchell Mansion. These preservation repairs are part of the comprehensive and ongoing cyclical maintenance directives as forecasted by the Settlement’s Buildings & Grounds Department. In 2023 Naper Settlement secured the services of Charles Vincent George Architects (CVG) who generated the project’s 2023 construction drawings based on their approved report findings which outline the identified repair scopes detailing all required action steps for the successful preservation project outcome.

 

DISCUSSION:

 The 2024 preservation repair scope covers the balance of the CVG designed preservation repairs at the south and east side exterior porch system of the Mansion.  The repair scope covers carpentry repairs to porch floors, railing, posts, columns, stairs and balustrades, porch painting, minor porch roof maintenance as required, and masonry parge coat repairs as directed by the Architect. Implementing these stabilizing preservation repairs to these everyday used porch systems will ensure the longevity of this original historic museum building asset by addressing and resolving these identified and necessary repairs. 

 

Naper Settlement is requesting approval to continue to work with the City’s JOC contractor, Robe Construction, Inc., to continue this planned repair scope using the same preservation trades team, talent and techniques, ensuring all restoration work matches the 2023 restoration work as directed by CVG Architects.

 

This project is anticipated to be completed by December 31, 2024.

Work related to the Mansion Exterior Restoration is expensed to the Building Improvements account listed below. Naper Settlement included $208,000 in the 2024 budget for work related to NS061. The requested award is within the amount budgeted for this expense.
